What The Law Says
The Regulatory Reform (Fire Safety) Order 2005

This regulation applies to common areas of residential buildings and places a legal duty on the Responsible Person to:

  • Carry out and keep updated a Fire Risk Assessment, including AOVs
  • Maintain all fire safety systems, including smoke ventilation like AOVs, in “efficient working order”
  • Ensure all fire systems can support safe evacuation and protect escape routes
BS 7346-8:2013 (Code of practice for smoke control systems)

Provides guidance on servicing and maintenance

  • Recommends systems be tested monthly and serviced annually by a competent person.
